Tile and metal. From a handful of cracked tiles and a leak you cannot place, to the ridge capping that has let go along the whole length of the roof.
Finding it is most of the job. A stain on a ceiling is rarely under the hole that made it, so he gets up there and traces it rather than guessing from the ground.
Replaced and rebedded. A handful caught early is the difference between a repair and a ceiling.
The mortar along the ridges is what fails first on an older tile roof, and it is what lets water in along the whole length of it.
Sheets, screws, flashings and the rust that starts at a fixing and spreads out from it.
Said plainly, in writing. A roof with years left gets repaired; one that has had its life gets quoted for replacement rather than patched twice.
